The Nolen

The Nolen is a 23-story luxury high-rise condominium located in the heart of downtown St. Petersburg, Florida, featuring high-end residential units valued between approximately $2.5M and $4M. Brown Boot Built provided finish carpentry and door installation services throughout the building. Our scope included the installation of fire-rated MDF interior doors as well as fire-rated metal exterior doors, all performed to meet strict commercial building codes, inspection requirements, and schedule demands expected on a high-rise project of this caliber.

Door Install

When installing pre-hung doors, we ensure each door is set perfectly level and plumb, eliminating hinge binding and maintaining a consistent 1/8-inch clearance between the door slab and jamb on all sides. The casing is installed with a precise 3/16-inch reveal for a clean, uniform appearance.

All casing miters are pre-glued using an instant-bond adhesive to prevent movement or future cracking. Miters are then filled, sanded smooth with 120-grit, and finished to create a seamless, flush surface—giving the appearance of a single, continuous piece of trim wrapping the door frame.

Fire Rated Doors

When installing fire-rated door slabs, we verify that each frame is set to the correct height and is square prior to installation. We maintain clear and consistent communication with the framing team to ensure door frames are properly set, allowing for a smooth installation process and adherence to project schedules. Additional precautions are taken to confirm that framing or concrete conditions are plumb and within tolerance. Where permitted, hinge shimming is performed to ensure proper door operation, smooth closing, and to eliminate binding.

If framing adjustments are required, corrections are coordinated directly with the general contractor—either through approved field modifications or by having the framing contractor rework the opening as needed. We also install fire-rated metal frames, paying close attention to plumb, alignment, and secure anchoring. 90-minute fire-rated door slabs can weigh up to 350 lbs and require precise installation to meet both performance standards and code compliance.

Pre-Hung Doors

When receiving pre-hung doors from warehouses, we carefully stack and organize each unit by its designated location within the building to ensure efficient delivery to the correct door openings. Doors are stored tightly and properly supported to prevent warping prior to installation.

All doors are kept in a dry, low-traffic environment to protect them from moisture and damage caused by other trades. Clear coordination and communication with onsite trades are maintained to ensure doors are not stored in active work areas or relocated unnecessarily. This controlled handling process helps preserve door integrity and supports a smooth, uninterrupted installation schedule.

Door Schedule

Door schedules and construction drawings are highly detailed and require careful coordination. Specifications include hinge materials and types (standard, electrified, or exterior-rated), finish selections throughout the building, and assigning the correct hardware set to each opening—whether high-traffic doors with panic hardware, electrified assemblies, or standard door sets.

Coordination also includes hydraulic door closers, door slab dimensions, fire ratings, slab materials, door locations within the building, and associated thresholds. While platforms such as Procore and other project-management tools help streamline this process, precise organization and attention to detail remain top priorities for our team.

Our structured approach ensures that the correct doors and hardware are installed in their designated locations, all work meets code and life-safety requirements, and project schedules are maintained without delays. Each completed door is photo-documented with time stamp and location data, providing clear verification of proper installation and maintaining organization throughout projects.

Altura Bayshore

At Altura, we were responsible for the complete installation of life-safety hardware across all fire-rated interior and exterior doors throughout the building. Our scope included the installation and adjustment of hydraulic door closers, aluminum thresholds, exit panic hardware, and associated door components to meet code and performance requirements.

All exit doors and stairwell assemblies were pressure-tested and verified to ensure proper operation, fire separation integrity, and compliance with life-safety standards. Special attention was given to stairwells and egress paths, where consistent door performance is critical for occupant safety.

Our team coordinated closely with the general contractor to maintain schedule, pass inspections, and deliver a fully compliant, turnkey door hardware installation.

Panic Bars

When installing panic hardware, we ensure all devices are set at the correct height and positioned accurately to avoid unnecessary penetrations or modifications to the door. Installation is performed to meet required pressure, resistance, and life-safety codes, allowing doors to open freely for egress while maintaining sufficient latch engagement to remain securely closed.

All panic bars are adjusted and tested to confirm proper operation, ensuring doors self-close, latch correctly, and function reliably in emergency and high-traffic conditions.

Door Closers

When installing door closers, we ensure each door operates smoothly without binding. Where necessary, metal shims are installed to achieve proper alignment and prevent interference. Hydraulic settings are carefully adjusted to control closing speed and backcheck, allowing the door to close smoothly without slamming while still ensuring full latch engagement.

Threshold

When installing thresholds, we verify that all heights, slopes, and transitions comply with ADA accessibility requirements and applicable building codes. Threshold elevations are coordinated with finished flooring—including tile, hardwood, and laminate—to ensure proper door sweep contact and a continuous seal without creating tripping hazards.

Each threshold is fully adhered and mechanically fastened to the substrate for long-term durability. Thresholds are precisely cut and fit tight to the door jambs, maintaining clean lines and consistent tolerances. Special attention is given to providing smooth, beveled transitions between differing floor elevations, allowing wheelchairs, mobility devices, and pedestrian traffic to pass safely and seamlessly through each opening.

Wall Detailing

Installing center-visibility trim in high-traffic areas provides an opportunity to showcase the level of craftsmanship behind our carpenters. Using laser levels and precision layout techniques, we ensure every element is straight, plumb, and square, resulting in clean lines and consistent reveals throughout the space.

Boot Barn

Fixture package for Boot Barn includes the installation of all floating shelves, metal rack assemblies, cabinetry, full wall cladding, and dressing rooms. Our responsibility is to ensure the space is fully prepared for the merchandise. so shelves are stocked, timelines are met, and the store opens on schedule.

Fixtures

For Boot Barn locations, we assemble and install all store fixtures, including display tables, boot racks, hat cubbies, mirrors, wallet displays, decorative barn elements, and cash wraps for checkout areas. All fixtures are installed per plan and securely anchored, with careful attention to required fire-exit clearances and aisle widths. Our team ensures each location meets fire-marshal and life-safety requirements, allowing inspections to be completed on schedule and without issue.

Cladding

We clad entire walls and dressing rooms to achieve the rustic aesthetic Boot Barn is known for, creating an inviting environment that enhances the customer experience. Every component is installed plumb, level, and securely fastened, with precise corner wraps and clean edge detailing completed using router-finished profiles. Our team works efficiently without compromising quality, ensuring all deadlines are met and the store is ready for opening.

Cabinet Assembly/Install

We assemble and install all cabinetry, accurately setting and leveling each unit using laser levels and precision shimming. Cabinets are securely anchored into structural framing using verified stud locations, or properly fastened to metal studs and concrete substrates with approved anchors. Given that these cabinets support substantial merchandise loads, correct installation is critical to safety and long-term performance. Our process ensures every cabinet is plumb, level, and securely mounted in compliance with load and safety requirements.

Floating Shelves

When installing floating shelves, we ensure all concealed brackets are precisely aligned and laser-leveled prior to installation. Each bracket is securely fastened into metal studs using threaded Hilti toggle anchors, engineered to provide exceptional load capacity when properly installed into a metal stud behind drywall. This method delivers a rigid, long-lasting anchoring system that prevents deflection and movement. Once the shelving is mounted, the result is a perfectly level, structurally sound installation designed for both durability and aesthetics.

Aspen Dental

At Aspen Dental locations, we install all cabinetry and countertops, including structural cleats and metal L-brackets to provide proper countertop support. Our scope also includes installation of backsplashes, reception desks, and ADA-compliant counters set at precise heights to meet accessibility and code requirements with zero tolerance for error. All upper and lower cabinetry is installed strictly per construction documents and blueprint specifications. Our crews consistently complete full Aspen Dental build-outs within a three-day installation window while maintaining quality, accuracy, and code compliance.

Countertop Install

All cabinets are anchored into wall studs behind the drywall and fastened together to provide long-term structural stability and prevent movement over time.

In areas where countertops do not rest directly on cabinetry, we install metal L-brackets and continuous 1×3 wood cleats along the wall perimeter to provide proper support and prevent sagging. Countertop seams are joined using dog-bone clamps, wood glue, and biscuit joinery to ensure a seamless appearance and a strong, long-lasting bond.

Reception Desks

When installing cabinetry or reception desks, we use laser levels to ensure all cabinets and countertops are perfectly level across the entire surface. All lower cabinets are carefully shimmed and securely anchored into wall studs behind the drywall, allowing them to rest solidly on the floor while being firmly attached to the wall for proper weight distribution and long-term stability. Excess shims are trimmed flush to allow for a clean, finished installation of toe kicks or rubber base.

We also ensure that all ADA-required and handicap-accessible countertops are code compliant and installed at the correct heights to meet applicable regulations, leaving no room for error.
